I get home friday night and im pretty drunk, i go to piss befire i go to bed and see some water on the floor in the bathroom, a puddle about the area of a square foot and dont think anything of it. I wake up to some maintenace guys pounding on my door, when i step off of my bed my foot splashes in water, my apartment is flooded, about to the point that water is barely covering the carpet. They thought the leak was under the bathroom sink, they rip apart the bathroom and jackhammer up the floor, well damn, leak aint there. So they rip up our kitchen and found the leak, no pictures yet, and i dont have any of the kitchen completely torn up, I left the apartment last night, checked it out this morning and the bathroom was torn up, got back this evening to check it out and the bathroom is pretty much together and the kitchen is halfway back, just need to get the dish washer in and the carpet cleaned at this point. And no damage actually, just some school work under my bed aswell as my shotgun that just needed an oiling and some clothes on the closet floor. Ill post some pictures after I get moved back in.
That's a drag. You rent? Thank Jah for that. It would have been a real bitch to get that repaired and fight with the fucking insurance companies. Hell, if you have any expenses out of the deal I would talk to the landlord about some free rent to cover them. Your school work took time, right? Time = money. If you're cool about it when you talk to him he'll offer you a deal just to cut his loses. He may be filing an insurance claim either way, and could simply through your stuff onto that.
This shit always happens around the holidaze too! I just got a bathroom remodel because a houseguest noticed the toilet was loose and then it sunk into the floor. Turns out the tile shower had been leaking for years. The bath is now gutted and gets totally rebuilt from the ground up (literally) when the permits are obtained. It's a wonder someone didn't fall through the floor like I did. I feel for you Jish, I see it all the time and I attempt to do my job as quickly/efficiently as I can, because I know it's a total hassle to the people who live there.
Flooding usually falls in the category of "worst case scenarios". Always happens at the worst possible times....remember the toilet overflow thread? At least Jish caught it fast. Crap like that happens alot when people are away. I went to the coast for a weekend of scuba diving and dropped my partner off at his house when the week-end was over. We pulled up in front of his house and saw water pouring out of his front door. Turned out the hot water line to his washing machine broke and sent a river of hot water all the way through his house. the carpet and underlayment as well as subfloor was totally ruined from hot water. The floor was all warped and had to be replaced entirely, right down to the joists.
When I lived in a condo with my parents this happened to our upstairs neighbor. Not only did they flood their whole condo, but then it all drained into ours. Something like 2 months in hotels before everything was fixed. That was one of the worst experiences ever.
i used to live in a house where our next door neighbor re located some earth on the side of his house and every single time it rained the water would seep in through the windows and into the basement, in 7 years we went through 5 sets of carpet each set was about 120 sq feet and it was all really nice shag carpeting
You do know, that you had legal recourse there don't you? Relocating earth in a fasion that changes drainage calls for permits and even an environmental impact study, EPA permit in some cases. The permit proccess identifies potential drainage hazards/damage before the fact, and the permit would have been denied if it had any hazard of causing run-off onto adjoining properties.
at the time i didnt know that....hmm now only if we could sue the jackass now, the only fix that we saw was putting a french drain (trench with gravel in it) from the fence line to the street which would take away the run off and thus not flooding our basement
